1. "Cheapest" means two different things

Lowest total price is the smallest sum that gets you into the market. That means a compact unit — a studio or one-bedroom of 35 to 50 m² — in a good project. Today that figure starts at around EGP 3,600,000 in New Cairo's newer compounds.

Lowest price per square metre is something else entirely. It takes you to different districts, where units are larger — but where the development is not a compound in the full sense.

The mistake most buyers make is comparing the two as if they were the same measure.


2. The price-per-metre map of New Cairo

These are asking averages and they vary by project, finishing level and delivery date, but they show the shape of the market:

Fifth Settlement averages around EGP 70,000 per m², the Golden Square around 63,000, Madinaty around 58,000, Al Rehab around 56,000, and West Golf around 50,000.

Then comes a sharp drop: First Settlement at around 31,000, Beit Al Watan at around 27,000, and Andalus at around 24,000.

That drop is not an overlooked opportunity. It is the boundary between two different markets.

The first group are gated compounds and managed communities: security, gates, landscaping, clubs, facility management, and a company responsible for maintenance. The second group are self-build districts: subdivided land with individually constructed buildings, no central services, no management, no shared green space.

So when you see a metre at 24,000 next to a metre at 63,000, you are not looking at a bargain. You are looking at a different product.


3. The four factors that actually set the price

Before comparing any two projects, make sure you are comparing on the same basis. Four things move the price dramatically:

Unit size. Price per metre is always higher on smaller units within the same project. A 40 m² apartment might work out at 90,000 per metre while a 130 m² unit in the same building sits at 73,000. If you are comparing price per metre, compare similar unit types.

Finishing level. A core-and-shell unit is considerably cheaper than a fully finished one — and the real gap runs to 15–25% of the unit price, before counting the time and effort involved.

Delivery date. A unit delivering in a year costs more than one delivering in five, and rightly so: the first is a ready asset, the second is a promise. That difference alone explains much of the price spread between projects in the same district.

Payment plan. This is the market's largest source of optical illusion. A 12-year installment price is substantially higher than the cash price because the financing is built in. 4. The lowest advertised price is not the lowest cost

Three items are charged after signing, and most buyers leave them out of the comparison:

Annual maintenance fees. Typically 5–10% of the unit price as a one-off payment at contract, and sometimes annually. A project that is a million cheaper but carries higher maintenance can give much of that back.

Finishing costs. For a semi-finished unit, add EGP 8,000–15,000 per metre depending on the standard you want. On a 130 m² unit that is somewhere between one and one and a half million.

The cost of waiting. If you will be renting until handover, add the rent you will pay over that period to the true cost of the unit. A five-year delivery costs you five extra years of rent.

Add those three together and the ranking of projects from cheapest to most expensive can reverse entirely.


5. A practical method

One — decide the size you actually need. Buyers routinely purchase far more space than they use. For a couple, a 100 m² two-bedroom is usually sufficient and saves millions against 140 m².

Two — ask about remaining inventory, not advertised inventory. The cheapest unit in any project is the first one to sell, and it is usually absent from the advertising. Ask the representative directly: what is the lowest price genuinely available right now? The answer often differs from the ad.

Three — ask about floors and orientation. Within the same project, a ground or top floor, or a unit facing an internal street, runs 5–15% below the same size with a prime aspect.

Four — compare on cash price. Ask every project for the cash price, the installment price, and the term, then compare cash prices against each other. It is the only honest basis.

Five — check the down payment before the price. If your available budget today is EGP 200,000, a more expensive project at 1.5% down is closer to your reach than a cheaper one at 20% down. That is covered in the lowest down payments in New Cairo compounds.


6. Entry prices available today

For a numerical reference point, these are the entry prices across Madinet Masr's projects in August 2026:

Sarai Compound in New Cairo starts at EGP 3,600,000 for a one-bedroom, from 1.5% down over up to 12 years.

Butterfly Compound in Mostakbal City starts at EGP 4,000,000.

Talala in New Heliopolis starts at EGP 4,600,000 — and is delivered fully finished, which removes the finishing cost from the equation entirely.

Taj City starts at EGP 7,700,000, with the fastest delivery in the portfolio — from one year.

Note that this ranking is by total price, not by price per metre. Rank them per metre and the order changes; factor in finishing and it changes again.


Conclusion

There is no single cheapest compound in New Cairo, and any page giving you one definitive name is selling you a project rather than giving you information.

What does exist is the cheapest unit that fits your needs, your budget and your timing — and finding it comes down to four questions: how much space do you actually need, how long can you wait, what do you have available now, and will you handle the finishing yourself.
